There are various reasons why concrete slab foundations can be damaged. Let’s go over some of the reasons below.

INCORRECT CONSTRUCTION

If the concrete foundation was poured incorrectly, that can lead to problems like cracks arising. Additionally, if the soil wasn’t compacted sufficiently, that can lead to the soil below easily settling and causing problems like cracking.

UNEVEN SETTLING

When soild beneath a foundation does not evenly settle, this can lead to cracks occurring. This can be caused by shrinking soil or erosion.

SHIFTING

Shifting of the soil around your home can also cause a slab to shift. This can lead to cracks occurring in the foundation.

UPHEAVAL

Upheaval is when something pushes up against the concrete foundation from below it. There are various causes of upheaval damage including incorrect construction. Other forms of upheaval damage include soil expansion and tree roots.

Generally speaking, the damaged part of a slab would be cut out and replaced with a fresh piece of concrete and rebar. If the slab is damaged throughout the entire thing, it can be completely replaced.

HOW TO PREVENT CONCRETE SLAB FOUNDATIONS FROM CRACKING

Helical piers can help prevent concrete foundations from cracking. They can do this by providing support from underneath the foundation and balancing the weight on top of them.
